Local Expertise
We know how Northeast Florida gets built
Building in Northeast Florida is not the same as building anywhere else, and knowing the region is what keeps a project on schedule. Brogdon Builders works across the area every day and plans for challenges that may arise. Jacksonville Beach, Neptune Beach, and Atlantic Beach sit within about 20 miles of each other, yet each runs its own building department with its own forms and requirements. Orange Park permits through Orange Park, not the City of Jacksonville. Cross a county line and the rules change again.
That patchwork is where projects stall when a builder does not know the ground. After 10+ years navigating it, we know the cities, counties, and small towns, their offices and their people, and what each one expects before a form is submitted. It is a large part of why out-of-town developers partner with us: they know the building, and we know the jurisdiction.
We build throughout the region
Our work reaches well beyond our home counties. We have built and permitted in communities across the First Coast and down into Volusia and Flagler, including the Town of Callahan in Nassau, Palm Coast, Port Orange, and the Daytona area. Wherever a project takes us, we plan the permitting path first, so approvals keep the schedule moving instead of holding it up.
We build for local ground conditions
Building here is less about wind and rain and more about what is under your feet. Sandy soils, clay, and wetlands each change how a site has to be prepared, and a plan that ignores them finds trouble in the field. Our rainfall also swings hard from season to season, and we schedule around it. After a decade of building on First Coast ground, we plan for the soil and the seasons from the start.
Northeast Florida’s ground-up commercial builder
We build commercial properties from the ground up across Jacksonville and Northeast Florida. We manage the full build, from site work and foundations through the structure, systems, and final finishes, and hand over a finished building ready to open. Our projects range from 1,400 square-foot build-outs to 200,000 square-foot commercial warehouses, with no ceiling on the size of the work we take on.
Capabilities
What we build
No two commercial projects are the same, so we do not sell a fixed package. We bring the right team, skilled trades, and plan to each project based on what it needs and where it is being built. Whatever the building type, we manage every phase and every trade, from the first site meeting to the final walkthrough.
Across Jacksonville and the surrounding counties, owners hire us for:
01. Medical and healthcare facilities, including dental and specialty spaces
02. Industrial and warehouse buildings, including large-format and distribution space
03. Retail centers, storefronts, and multi-tenant spaces
04. Restaurants and franchise locations built to brand standards
05. Office and professional buildings
06. Government, public, and community projects

THE Brief
How we’re different
Challenges & Solutions
We show real projects, not slogans
You can see exactly what we have built, where, and at what size, from an amenity center in St. Augustine to a 200,000-square-foot make-ready in Jacksonville.
We deliver on schedule, and we can prove it
Our planning and cost tracking are built to protect your schedule and limit change orders. We delivered the Clay County Tax Collector’s Office a full month ahead of schedule, which let the office open to the public sooner than planned.
Small-business care, large-project capability
We bring the personal attention of a family company with the systems and precision that multi-million-dollar projects require.
Our Process
How we build, from permit to punch list
01
Pre-construction and planning
We verify existing conditions, review construction documents, and work with your design team to align scope, budget, and intent before work begins. We build a detailed budget and look for cost saving alternatives early, so cost and schedule issues surface on paper instead of in the field.
02
Coordination and scheduling
We hold weekly coordination meetings and review a seven-day look-ahead that sequences every task and trade, so materials, equipment, and crews stay aligned with your building’s requirements.
03
Construction and communication
We manage every trade, inspection, and phase, tracking progress in Procore with real-time updates and documented requests for information, submittals, change orders, and monthly reports. Owners always have a clear view of progress, performance, and cost.
04
Close-out and hand-over
We complete final finishes, walk the project with you, and hand over a finished, code-ready building prepared for occupancy.

Delivery Methods
What delivery methods does Brogdon offer?
We deliver projects through Design-Bid-Build, Design-Build, and Construction Management. We help owners choose the right method during pre-construction based on budget, schedule, and goals, and we structure pricing to fit the project, including a guaranteed maximum price where it makes sense.
Design-Build
One contract covers both design and construction under a single accountable team. This shortens timelines and reduces change orders, and it fits owners who want one point of contact from concept to completion.
Construction Manager
We act as construction manager and commit to a guaranteed maximum price, giving owners cost certainty while we manage the build. We have delivered multiple projects under this method.
Design-Bid-Build
The traditional method, where design is completed first and then bid for construction, offering clear separation between design and build phases.
