A Community Built From the Ground Up
Seaton Creek called for a complete, ground-up amenity center: a central clubhouse to serve as the community’s gathering space, a commercial lap pool, and a set of site-built recreational facilities, all delivered on a fixed schedule and budget. The project required managing ground-up vertical construction and full site development in parallel, on one coordinated timeline.

Vertical and Site Work on One Schedule
A ground-up project like this runs two demanding tracks at once: constructing an occupiable commercial building and developing the site around it. Keeping both on a single coordinated schedule, so sitework, utilities, and vertical construction stayed in sequence, is what allowed the project to finish on time and on budget.
A Clubhouse With Real Program
The clubhouse wasn’t a simple structure, it packaged a full kitchen, restrooms, a fitness area, and a lounge into one building, each with its own mechanical, plumbing, and electrical requirements that had to be coordinated from the foundation up.
